PROJECT DESCRIPTION
ADCO were awarded a contract to fit-out a large warehouse unit into Volkswagens National Learning Centre. The overall scope included demolishing existing offices to the front of the unit and replacing them with a modern canteen, six state-of-the-art training rooms with all new M&E services and audio visual equipment. This new space involved the construction of a mezzanine level which overlooked the workshop floor. Beneath this level three new training rooms were constructed. Four new car lifts were installed on the warehouse floor. A new jumbo stud 9m wall was constructed to divide the warehouse and newly formed storerooms.
Challenges Faced
Excavations of up to 5m depth were required to install the car lifts as the rams are concealed underground.
- As this was an enclosed warehouse, large extractor fans were required to ventilate the space while the excavator was operating
- The unit was adjoined at either side by two live premises so noise had to be kept to a minimum between 9am and 5pm.
Innovations
-The original mezzanine design was constructed of block work requiring new strip foundations. As the property is a long lease and would need to be handed back as received, ADCO proposed building the mezzanine from timber stud to negate the need for foundations and simplify the handback process.
-Pre-fabricated steel boxes approx. 2m wide x 5m deep were fabricated and set into the ground for the rams of the car-lifts. This minimised the extent of excavation required.
Successes
- The clients, Volkswagen Group Ireland (VWGI) was extremely happy with their new training facility and has advised ADCO that they will be kept in mind for future work.
- The project was completed within a tight programme of 11 weeks and within budget.
