ADCO were contracted to complete a full renovation of a four storey over basement office building to include the demolition and strip out of existing walls and services, the installation of new M&E services, suspended ceilings, partitions, finishes, joinery etc.
Challenges Faced
- Controlling the moisture level in a prolonged un-occupied building during winter to allow proper application of finishes etc. in a constrained timeframe.
- Stripping out and installing a new lift in the building in a minimal timeframe to enable continued ease of distribution of materials to work areas.
- M&E installation in constricted voids to enable compliance.
Innovations
- The use of light fittings as access hatches to service bulkheads in open plan office areas to reduce the quantity of ceiling access hatches.
Successes
- The project was completed on time.
- The project was finished to a very high standard finish, which allowed an easy transition between ADCO and client and eliminate unnecessary hold ups.
- The ADCO team worked closely with the clients architect high standard of finishes to ensure the project objectives were achieved.
