PROJECT DESCRIPTION
ADCO were awarded a contract to carry out refurbishment and extension of a 3 bedroom semi -detached house. The work consisted of the demolition of adjoining garage and lean too buildings, the removal of existing ground floor slab and the rear wall of the dwelling. A structural steel frame was installed to carry the rear elevation and the new flat roof extensions and these were cladded with a 327mm cavity wall with Ibstock brick outer leaf. The new construction was carried out to a high specification with polished concrete and timber floors with under floor heating throughout. The client wanted to retain as many of the original features as possible so doors, skirting cornices etc. were removed for storage or replicated. New double glazed painted windows to match existing were installed and the existing external walls were lined with insulation and plaster slab to comply with the new building regulations. Double glazed mahogany arched windows and patio doors were installed in the brickwork extensions and these were roofed with either zinc or built up paralon roof covered with a sedum blanket.
Challenges Faced
- Demolition work associated with a semi-detached house on one side and adjoining garage with a shared party wall on the other side.
- Poor ground conditions encountered resulted in mini piling of extension footprint
- Access to rear of site.
- Temporary support of existing walls.
Innovations
- Garage roof propped (shared party wall) saw cut into 1m sections and slabs removed with teleporter.
- Original foundation proposal was for part strip foundation and raft foundation. Due to poor ground conditions it was agreed to use mini piles and ground beams and suspended slab.
- Demolition of rear wall carried out after construction of new slab so this could be used to carry the propping system.
Successes
- The project was completed within a very tight programme of 26 weeks.
- Neighbors on either side were kept informed of what was happening on a regular basis and consequently we remained on good terms for the project duration.
- Client is delighted with the project and due to their recommendation we were awarded another house refurbishment project.
- Repeat requests from the Architectural practice involved to tender further projects.
