ADCO were contracted by Re-Project Partners to do a complete refurb and fit-out of 1-2 Haddington Road. As part of this ADCO had to connect a prominent period building to a modern office building on two floors. This involved carefully breaking through the gable walls of both buildings and installing structural steel to support the chimney and outer wall of the period building. Work included the following; creating open plan office space, installing RAF to the period building, new toilet blocks, new AC throughout and installation of two new balconies in the full height reception area.

CHALLENGES FACED
- All demolition works and any noise generating works had to be completed outside normal working hours due to floors both above and below being occupied.
- This site was located in a very busy city centre location and there was no storage area or set down area for material or skips.
- All demolition waste had to be placed in skips at night and all deliveries had to arrive before 6am.
- The windows of the period building required extensive refurbishment work. This required strict safety measures to be in place due to the heavy foot traffic and vehicle traffic in this location. A permit to work system was put in place.
- To complete the project within a very tight 9 week programme.

INNOVATIONS
- There was a 1200mm height difference between the floor levels of both buildings. This meant that needles could not be used to temporarily support the structure as they would have projected into the occupied 3rd floor office space and propped back down into a live restaurant below. A unique temporary works design was adopted where the temporary steel became part of the permanent steel design.

SUCCESSES
- The project was completed within time and budget
- There was no disruption to the 3rd floors daily business operations or to the ground floor restaurant’s trade.
- The joining of both buildings has created a unique office environment where the period building offers modern open plan office space while still maintaining its Victorian character.
